Plans have been submitted that would see a new retirement living community created in St Albans, bringing 48 new homes for the elderly.
Hatfield-based developers McCarthy Stone specialise in building retirement homes and have made an application to St Albans City and District Council that would see a part two and a half, part three-storey building comprised of 42 apartments and six chalet bungalows at 18-28 Catherine Street.
The plans also include communal areas for residents, landscape gardens and parking spaces.
The proposed site is currently being used as a mechanics, with vacant warehouses nearby.
Developers argue that the current site has a negative impact on the character and appearance of the area.
They say that there is a "critical" need to provide more housing for over 65s in St Albans, pointing to a deficit of 237 retirement units in the city.
A letter goes on to say: "Retirement living housing is a proven option for older people who wish to move into accommodation that provides comfort, security and the ability to manage independence to a greater extent.
"It enables older people to remain living in the community and out of institutions while receiving the care and support that they need."
If approved, a dedicated house manager would be present during normal working hours, with a 24-hour helpline in emergencies.

A heritage assessment has raised some concerns relating to the St Albans Conservation Area.
There are fears that the development would lead to a partial loss of the view towards St Peter's Church.
Developers say they have taken this into account and mitigated for it in the finalised plans submitted to the council.
The St Albans Civic Society has given the plans a thumbs up after a consultation with stakeholders was held.
No objections or comments from the public have been received at time of writing.
